Top 10 Mistakes When Moving.

Buying a Home In Saratoga Springs.

Avoid these common mistakes to make a smart move in Saratoga Springs.

1.  Making the move to Saratoga Springs without a plan.  Whether you're buying a home right next door or across the Country it is important to prepare.  Without preparing for the move you are bound to overlook major details or costly mistakes.  Relieve last minute stress by creating a checklist and schedule.

2.  Hiring the wrong moving company in Saratoga Springs.  By hiring the right company to move in Saratoga Springs, it can save you time and stress.  Here are some tips to hiring a legitimate moving company for Saratoga Springs:

  • Receive recommendations from family and friends.

  • Look at the companies license, credentials, and track record.

  • Get estimates from at least 3 different moving companies.

  • Understand some rates are really too good to be true.

  • Try to avoid companies that require a large down payment or deposit.
3.  Not forming a budget.  Sometimes it is easy to get wrapped up in the costs of buying or selling a home and we forget to factor in the costs of moving.  Some things to consider with the costs of moving include:

  • Moving crew and/or van

  • Tape and Boxes

  • When moving across the Country to Saratoga Springs remember to consider lodging and food
Try to remember to save tax receipts, as they can be a tax write off.

4.  Packing inadequately.  Lets face it, packing can be a pain.  However, when not packing properly you can make costly mistakes.

5.  Not understanding Insurance Plans available.  Even when being extra careful, accidents can happen.  It is important to understand the types of insurance plans available to you. The minimum Insurance Plan available is 60 cents per pound.  Keep in mind that if your 20 lb. plasma TV is accidentally broken, you will only be reimbursed $12.  You may want to add additional insurance.

6.  Disclose everything.  Be sure to give all the information regarding the move, access to the property, and any obstacles they may encounter.

7.  Signing the inventory list before reviewing it.   The inventory sheet confirms that all of your items were packed and placed on the moving vehicle.  If you see any damages or things missing note this on the inventory sheet.

8.  Forgetting pets.  Don't forget to make arrangements for your pets.  While traveling you may want to look into pet friendly lodging.  If you are just moving across town you may want to look into pet daycare.

9.  Packing things you don't need.  Many of us have the habit of just packing everything even though we may not have used it in many years, or at all.  Try having a garage sale to get rid of the things that you will not use in your new home.  The things you don't end up selling give to charity or family.

10.  Moving at the wrong time Fall is a great time to move as it is off peak season.   You want to try to avoid the winter.  Summer is the busiest time for moving companies.   Companies tend to be booked in advance.

Top Ten Things First Time Home Buyers Should Know Before Buying A Home in Saratoga Springs NY

Top Ten Things First Time Home Buyers Should Know
Before Buying a Home in Saratoga Springs NY

Mistakes To Avoid When Buying A Home in Saratoga Springs NY

As a first time home buyer in Saratoga Springs NY, you can become overwhelmed by the process.  Buying a home is a major investment that one makes.  Make sure to be prepared before beginning the investment.

Top Ten Things First Time Home Buyers Should Know When Buying A Home in Saratoga Springs

1.  Evaluate your finances - Before making the decision to buy a home, evaluate your life and finances.  Right now is a perfect time to buy a home in Saratoga Springs.  Mortgage rates are at an all time low.  Are you ready to make the move?

  • Find out your credit score.  You can obtain a free credit report score online.  Your credit score should range between 600-800.

  • Is your job secure?  In this economy it is important to ask yourself if you believe your job is secure.  You don't want to commit to something you may not be able to afford one year down the line.

2.  Be aware of all costs that are associated with owning a home.  As a first time home buyer in Saratoga Springs, it is important to know the other expenses such as home owners insurance, taxes, utilities, and maintenance.

3.  Right now there are many programs available to first time home buyers in Saratoga Springs NY.  The programs are designed to help with down payments, interest rates, and loan terms for first time home buyers.

4.  Short Sales and Foreclosures often have the attractive incentive of a low purchase price.  However be aware of both the pros and cons associated with these types of sales.

5.  Before looking for homes become preapproved.  Preapproval gives you as a first time home buyer more power.  It lets the real estate agent and the seller know you are serious about purchasing a home.  It also tells you how much you will be able to qualify for.

6.  "Location, Location, Location."  The saying will always hold true.  Homes in more desirable and safe neighborhoods will have a higher resale value than homes in a less desirable neighborhood.

7.  Not all real estate agents represent just the buyer.  In New York State "Duel Agency" is legal.  Duel Agency is when the real estate agent represents both the buyer and the sellers interests.  Make sure you find an agent that will just represent you.

8.  Have your agent complete a comparative market analysis for you.  That way you know how much homes are actually selling for in the surrounding area.  This will help you determine a purchase price when making an offer.

9.  Have a Home Inspection done.  You can save a great deal of money by having a home inspection done.  It will reveal any major problems that the home may have.

10.  Include contingencies in the contract.  This will allow you to break the contract if your needs are not met.  Contingencies include a home inspection, radon inspection, water testing, pest inspection, etc.

Pixilated Bathroom Design Made with Mosaic Bathroom Tiles

Pixilated Bathroom Design Made with Mosaic Bathroom Tiles
De Meza + Architecture + Interiors created this beautiful bathroom pattern for San Francisco Decorator Showcase 2010. You are probably all familiar with the tile trends lately and the interiors one could create by mixing the right ones together. However, we believe the pictures below bring so much originality to the niche that we just had to share them. You are looking at an elaborate design with a few surprise elements where nothing is left to chance: “Instead of trying to recreate the past by using black and white porcelain tile, we created a custom glass mosaic pattern that is truly unexpected. We started with the back wall of the shower, drawing inspiration from a photo of a French staircase that used tiled words on the risers. Taking that idea a step further, we envisioned a ticker tape effect repeating a message spelled out in pixelated type.” We particularly liked this message and the fact that the floor tiles were especially chosen to create the feeling of movement.

Is it important to test for radon when buying a home? http://ping.fm/Liq4c

Is it important to test for Radon? Saratoga Springs Homebuyers Guide to Radon.

Is it important to test for Radon?
Saratoga Springs Home Buyers Guide to Radon

When buying a home in Saratoga Springs, one thing you should test for is Radon.  Radon is a chemical element that is radioactive.  It is a colorless, odorless, tasteless gas.  It is a health hazard.  By breathing it in, it can cause cancer.  Radon can be a problem for home buyers in any home.  This includes, new homes, old homes, and well sealed homes.
Concerns for a Home Buyer:
Radon is expected to cause more than 21,000 lung cancer related deaths, according to the Environmental Protection Agency Report in 2003.  This is more deaths per year than drunk driving.
According to the Surgeon General Radon is the second leading factor to lung cancer in the United States.  The Surgeon General testing  below the third floor of all homes.  This is because it comes from the natural breakdown of uranium in soil, rock, water, and then releases into the air. If you are a smoker this severely increases your chances of getting lung cancer.

EPA Recommendation for Home Buyers

If the home you are buying has already been tested: you may decide a radon inspection is unnecessary.   Before you accept the sellers test please take the following information into consideration.

  • The previous results

  • Who preformed the test (was the person a professional)

  • Where did the test take place, the most effective place is the lowest level of the home.

  • Are there any structural changes to the home since the last test?

  • Was the area sealed at the time of testing?
If the home you are buying has not been tested: Please make sure to have a test preformed right away.  This should be done by a professional at the lowest level of the home.

: : I've found a lot of great eye candy on .emma's blogg. recently. This looks like an incredible bathroom. I love fresh air, sunlight..... imagine waking up and going outside to take a shower looking up at the sky. Genius idea! I love the use of all the wood too, both from a practical and aesthetic standpoint.
: : another inspiring bathroom with lots of natural sunlight.
: : I became really inspired by botanical illustrations last year. And recently I visited .Harvard's Natural History museum. in Cambridge. They have an absolutely mind blowing collection of botanical glass models and hundreds of drawings. It is beautiful! I could have stayed there for hours. Do go visit if you live in Boston. It's free on Sundays before noon. The illustrations in the image above are of Swedish plants. One day I hope to find something similar at a flea market in Sweden.

Advice From Your Local Home Inspector How to Prevent Bathroom Mildew

Advice From Your Local Home Inspector on How to Prevent Bathroom Mildew

Bathroom mildew is often caused by excess moisture.  Most of the time, when people think of moisture in the bathroom, they are mostly thinking about mopping up if the shower door is left open or when someone steps out of the shower.

Today some bathrooms have more moisture issues than others because there are now have fitted shower heads and jets that create more steam than in the past. Also steam showers have become more common.  Steam showers create more moisture  in the bathroom and the moisture needs somewhere to go.

Many materials used in the bathroom can withstand water on the surface.  However, some can fall victim to moisture damage if it finds its way under the surface.

Proper Ventilation is Key

Mildew is often caused by moisture building up due to the lack of proper ventilation.  It is very important to keep your bathroom properly ventilated to prevent the build up of moisture

Windows can be of some help, however most bathroom windows are not large enough to complete the job.  Also, in the winter you may not want to have a window open when its freezing outside.

Most bathrooms have fans.  Please remember to keep this on while taking a shower because it will prevent the build up of moisture.  If you do not have a exhaust fan, think about installing one.  An exhaust fan will move the air around to dry it out.

Another thing you can do, is if you have low energy light bulbs try leaving them on for 10 to 15 minutes after showering.

When buying paint make sure it is made for a bathroom or kitchen.  If you're not sure ask a professional at your local paint store.

Lastly, try to keep the area as clean as possible.  Spray bathroom tiles with vinegar or or store bought cleaner.  Mop up standing water as quick as possible.
